PRYPCO: Dubai’s Real Estate Tokenization Project š
Dubaiās real estate tokenization project is the result of an extensive collaboration among leading government agencies, regulators, tech companies, and financial institutions.
The āDubai Teamā includes the Virtual Assets Regulatory Authority (VARA), Dubai Future Foundation, Central Bank of the UAE, Ctrl Alt, Prypco, Ripple, Dubai Land Department, ERES, Zand, Dubai Future District Fund, and the Dubai Department of Economy and Tourism, as well as remote contributors from legal and technology firms.
This initiative has already made history by enabling 70% of its first property investors to be first-time participants, demonstrating the projectās ability to open up real estate investment to a broader, more diverse audience.
The pilot phase allowed UAE ID holders to purchase fractional shares in ready-to-own properties using AED, with investments starting as low as 2,000 dirhams. All transactions are conducted transparently on the Prypco Mint platform, with title deeds tokenized on the XRP Ledger and linked directly to Dubaiās official property registry.
The project is designed to lower barriers to entry, enhance transparency, and improve liquidity by making it easier to buy, sell, and exchange fractional property ownership. As Dubai looks ahead to phase two, plans are underway to include international investors, off-plan properties, and distribution exchanges to further boost secondary market liquidity.
